HomeBuyer Report Help...

Hi,

We've received out HomeBuyers Report today. Majority of the report information are Graded 1, however there is a grade 3 for G1 (Electricity) which reads
'I have concern with regard to the safety and ongoing serviceability of the installation as a result of its age and exposed cables seen, for example serving the power socket in bedroom 2.
Please bear in mind no warranty is given as to the effeciency or operation and condition of service installations'

Action: Engage the services of an NICEIC registered contractor to undertake a full inspection and provide a report and quotation for upgrading, replacement or renewal for the electrical installation and service to ensure ongoing serviceability and safety.

This property was built in the 1950s so I'm not sure if this is the norm for the age of the property? Also there was an EPC report available however I'm not certain why this wasn't provided/ referred to. Will have a chat with surveyor tomorrow about this.
Can anyone tell me if this sounds like a major concern or if it's the norm for this age of property? I've read previously that the Surveyors tend to mention to cover their back.

Any help will be appreciated. Thank you in advance. :)

    You are at liberty to ignore anything in a homebuyers survey.

    Any property over 15 years old is highly likely not to meet current electricity regulations, but I don't think highlighting a potentially dangerous plug socket is in anyway back covering.

    How you deal with it is entirely up to you.

    Well you did have a look at the fuseboard?
    Modern RCB or old fuses with WIRE or Big fuses which blow ?
    How many plugs in each room ?
    How many lights?
    Could be a complete rewire of the whole house and replaster afterwards

    We would be revisiting to see the area highlighted as we have a planned reburbishment before moving. This will allow us to add this to the work schedule, which I imagine would have been picked up if 'dangerous' or according to the report serious.
    Dumbo61 I wouldn't have a clue of what to look for on a fuse board :o. I do rely heavily on the experts and these forums. That is the only serious highlighted on the report so I will highlight this, as we only had painting and carpet replacement scheduled for that room. :)
