Homebuyer Report...potential issues

Hi,

We have just received the Homebuyer Report for a property we're buying. It flagged some issues but the surveyor basically told us that there are no structural defects and the issues listed are par for the course for a property this age (built 1998).

We've never had a survey done before and would appreciate any tips or thoughts on the below. Basically, we don't mind a few maintenance issues but don't want to have to have to complete any major structural repairs down the line...

The only category 3 issues were for the services -

-Electric, gas & boiling certificates are required - assume this is standard for most homes and we can get these done before exchange.

-Drainage - degree of standing water present within an inspection chamber and a smallish cherry tree within a few meters in the neighbouring property. CCTV survey recommended prior to purchase. We are not sure if we actually need this, but possibly good for peace of mind?

Category 2 issues -

-E4 Main Walls - Stepped hairline cracking noted to external walls above/below some of the windows. From what we've heard, these are minor and only repointing is recommended.

We've had a look and also noticed (although not specifically mentioned in the report) what looks to be a fine vertical hairline crack going through a couple of bricks at ground level midway along the gable end). Are these common and anything serious to worry about?

Other things like the following we're not too worried about:

-repointing of the joints below the damp proof course and at the roof verge

-a few creaky boards on first floor (chipboard)

-moss on the roof & no roof ventilation
