I recently had an offer accepted on a 3 bed terraced house which is approximately 100 years old. I am a First Time Buyer so out of my depth on a few of these issues and what the protocol is.
Not entirely unsurprisingly the house this age has come back with a few 3's on the report.
Roof Structure
1. Although signs of past common furniture beetle Anobium Punctatum clearly evident to some of these timbers, indicating that further treatment could be contemplated in due course.
2. We note extensive vermin or rat evidence within this area and extensive damage to cables noted and therefore some further improvements works as a matter of priority advised. Poison has been introduced but nevertheless, we consider still some further updating advised.
Walls & Partitions
1. High moisture meter readings were achieved within the kitchen area, possibly through the bath area leaking (downstairs bathroom sharing wall with kitchen), or a leaking washing machine area.
2. High moisture meter readings achieved around the fireplace area also and we consider damp proofing advice will be advisable prior to legal commitment.
Fireplaces, chimney breasts and flues
1. We also note some high moisture meter readings achieved around the base of the chimney stack area within the living room area, indicating that some further remedial works or damp proofing may be advised, in conjunction with the internal walls.
Electricity
1. Many chewed and bare cables within the single story element therefore an electrical test and a degree of re-wiring considered expressly important and quotations prior to legal commitment advised.
Apologies for the essay! Is this considered too much to take on for a first time buyer? I am unsure of the protocol. I'd like to get some quotes for each issue before any further commitment.
Is this normal for the proposed buyer to do this or something for the vendor? The house is empty so I'd imagine timing for quotes should be fine and should be communicated via the Estate Agent who has a key.

Get the quotes and decide.
was the survey valued at the price you offered? If so , the vendor will not be inclined to reduce the price.
Personally, I wouldn't trust the vendor, but arrange for repairs myself.0 -
