air bnb - classed as letting?

My owner occupied flat in a purpose built block has a covenant that prohibits letting out.

Would short or long term placing it on air bnb be breaking this covenant? ;)

    What exactly does the covenant say?

    How does air bnb work? Do you take people into your home (you live there too) ie as lodgers? Or do you give them exclusive occupation (you don't live there)?

    In which case the exact wording would help.

    I have just moved in.
    Haven't read covenant but know there is one relating to not being able to let out the property at all.
    Plan would be to advertise it as minimum 2 night stay say and then stay round the corner at My parents ...generate cash to overpay mortgage and buy nice things.
    Air bnb can work as having guest rent a room or a whole house or flat or whatever.
    It's a 1 bed so I would not be present with guests.

    Well, before coming here expecting advice, read the lease, & quote it, so any advice given can actually be relevant/helpful to you.....

    Have you considered the insurance implications?

    Have you worked out the tax implications?

    Is there gas in the property?

    Does the lease refer to running a business?

    This sounds like a holiday let, with which I'm not familiar, but there are additional restrictions/requirements I believe.

    Just realised that people who use air bnb put pictures of themselves up...not sure if it's a requirement for verification.
    Although management company don't have my picture (don't think) and the complex is huge so non specific pictures of thr exact block may be passable , whole thing may get risky if someone latches on..

    Just read your edited post. Place is gas central heated. I haven't worked out these implications as I've never letted out or rented out anywhere. I'm self employed if it's any help and don't use an accountant. (Sole trader)

    read the lease, & quote it,
    Precise wording can have significant legal implications.

    Unless all the lease says is "Letting out the property is prohibited." in which case I apologise. But I suspect it does not use those few precise words.
