2 separate tenancies in Wales one tenant wants to leave

Hiya

My brother has split from his girlfriend but they share a flat together.

They are on a periodic having completed a 6 month ast.

They pay separate rent and had separate government bonds for the deposit.

Rent is due on 22nd of the month.

Can my brother just hand in notice? And leave?

Please ask for extra info if needed thanks a big sister

    I've not seen the agreements but my mom has and she confirmed that is what he has.

    My mom had it set up that way intentionally when they moved in.

    I resume the tenancy started on the 22nd?

    So he can hand in notice now, to end on June 22nd. If posted by Monday.

    ( assuming it's statutory periodic - which is very likely )
  • Not sure how two individuals who are part of a co-habiting couple can each have "exclusive access".

    Worth double checking as it seems a strange arrangement for a couple:

    Either

    1) they have a single tenancy agreement (contract) between them, which they both signed or

    2) they each have seperate tenancy agreements (they signed sepereate agreements) or

    3) there is no written tenancy agreement and the legal status of whatever contract they have is based on verbal agreements which are hard to prove....

    If 1) either of them can give notice (which must have correct date - see link below) and BOTH of them must leave as the notice affects them BOTH

    If 2) he can give notice to end HIS tenancy, which has no affect on hers

    If 3) ..... who knows? Depends what was said, what is remembered, and what is claimed......

    * Ending/renewing an AST: what happens when a fixed term ends? How can a LL or tenant end a tenancy? What is a periodic tenancy?

    They have two separate tenancy agreements for a 2 bed flat.

    Both started on 22nd.

    The AST ended a year ago, so it's a rolling monthly contract.

    I had presumed that he could hand in his notice separately but I've always been a joint tenancy so wanted to check here.
