re marketing after broken chain.

Hello,

We recently had sold out house, there was a chain involved and due to a bereavement in the chain the sale was cancelled which is understandable.

The situation now is our house is now back on the market, my concern is potential buyers will presume the sale stopped due to an issue with the house.

Is it worth relisting the house with another estate agent with different photos or just sit and wait?

I've retaken some garden shot to update a little but I have a feeling the listing is being ignored.

Thank you for any advice.

    If you want to stay with the same EA then ask them to re list. Otherwise you will be missing most people who are looking for new properties on rightmove.
    It will be easy for the EA to explain that it didn't sell due to a bereavement. Or you can explain briefly when viewers come.

    If the EA has just updated the existing listing to available but not updated the date, it is possible anyone using the 'most recent' search filter will not see it without scrolling. Check the dates online and ask EA to update. The house I am (hopefully) just about to exchange on was sold but I had on my favorites and happened to notice it was updated to 'new instruction' on the picture. It had not shown up on the search so I could have missed it. I called EA straight away to find out more - i didn't for one second think 'oh it might mean the house has something wrong with it'.

    That happened to us too.

    Ours went from 'SSTCM' back to for sale, so I am sure there was an alert - if anyone had saved the area for any new houses then it would pop up as a new listing.

    Anyone who has been looking will know its the same house that was up previously, then was under offer, then its back up for sale.

    We told viewers the truth about the house falling through.

    Houses fall through often and its not because something is wrong with them, most likely problems with mortgages etc.

    We have bought a house that has went under offer a couple times, and its our luck that it did otherwise we wouldnt be moving in soon!

    Good luck.

    We just stuck with the same agent, instead of potentially doubling our costs with going to another.

    The date on a Rightmove listing is not something that the individual agent has any control over.

    If I remember correctly, there ways that a property will come up when using the date filters (aside from it actually being a new instruction) are:
      The price changes by more than 3% The marketing status changes The property has been off Rightmove for at least 3 weeks
    So, presumably as the property has gone from SSTC back to available it should appear in the recent lists, when using date filters.

    I personally like multi-agency. I found that my viewings went up as both agents wanted to sell it before the other did.
