Usually some sort of caveat in the small print about having to complete within a month of an accepted offer or something else to catch you.
A colleague of mine fell foul of this with Foxtons some time ago and ended up paying twice what he would have done with another agent.0 -
Also be careful they don't get pushy with potential buyers like Connells etc do. Ie will they put off potential buyers by trying to force them to use their in-house mortgage brokers or conveyencing service? They may try to earn their money that way, getting up to £1k in fees from the buyer.
Also would paying no fee affect the status of your contract with them? Would they be liable for any mistakes they made, negligence wise? If it would affect this then it would be better to negotiate a very low fee, even just £100. I don't know if it does affect things though.Changing the world, one sarcastic comment at a time.0
