    Are they suggesting it is easier to wait until December so it's easier for them, rather than for you?

    As amn asks, do you want to wait until then, when a larger pool of lenders will be open to you, or do you wish to resolve it now?

    Do you have to remortgage? Have you asked your existing lender what customer retention products it has for those in your situation not moving house, but wanting a new deal?

    they suggested i wait until december as it would open the main stream lenders to me no i don't really want to wait till then but if i have too i will

    There are mainstream lenders open to you now.

    Not all of them admittedly, but if you are being painted pictures of higher rates and fees if you don't wait until December, you are being misled.

    It sounds like you need to speak to a broker who tries to find reasons to do something, rather than one who does the opposite.

    I'm sure there are plenty out there looking for your business.

    You could try https://www.unbiased.co.uk, switching off the sponsored-ads only option for a full list in your chosen area.
