Tenancy Period clarification

Can someone help please?

If a 12 month AST (England) runs from 13th June to 12th June, on what date is the 'end of a Tenancy period'? (Is is the 13th or the 12th?)

    The 12th is the last day of the tenancy. A new periodic tenancy will begin on the 13th if you haven't vacated, haven't returned the keys or haven't removed your possessions from the property. If giving notice to end a tenancy, you'll need to give however much notice required by your contract or by law and this notice should expire on the last day of a tenancy.

    Mostly right.

    Keys are irrelevant. Holding keys doesnt continue the tenancy.

    12th June is the last day of the fixed term tenancy. A tenant can vacate the property on 12th June without giving any notice (although it is polite to do so). If the tenant remains in the property on 13th June a Statutory Periodic Tenancy will automatically start and notice would be required to end the SPT.

    Edit: Although I see G_M already provided you with the link on another of your threads yesterday which if you had read you would have known the answer to your question.

    Thanks all, however I'm more after clarification around the monthly "Tenancy Period", regarding the serving of notices etc.

    (Eg. I'm sure I'm right in saying that the "Tenancy Period" isn't when the Tenant pays rent.)
