Boundary, Shared Drive & Parking

Hello, just wanted to run a question by you all!

We will be moving into a new build house towards the end of June, the house is located on a small cup-de-sac style road which then leads onto a shared drive and then each house has it's own drive to park a car. According to the deeds, each house owns the land directly opposite it across the shared drive, to the boundary of the house in front.

We are purchasing the house at the very end of this shared drive, and therefore I was wondering if we would be able to park on the shared drive as long as we were on our land and not blocking anyone else?

    As long as it's yours and you are not blocking any shared access then fill your boots.

    The 2 houses next to me are in a similar situation as you and they have cars all over the place at times and no-one worries as it is at the bottom of the hill and out of the way.

    They should have space to turn, as they have a drive, and then the shared drive separate. If our car was parked on the shared drive, it would only be the same as if we were on our drive way and wanted to turn, we couldn't, as it's a brick wall!

    In fact, thinking about it if yours is at the end you may find no mention of shared access in the deeds because it's not required for your house. (Except to get to your drive over other's of course).

    We have this set up next one along from the end. You must be absolutely certain you can park there hon because trust me it causes disputes. In our case the neighbours have to move their cars forward onto our shared drive portion to access their garage. This obviously inhibits our ability to turn. We did point this out as a problem when the developer tried to change the deeds to allow them to park. I've threatened to put bollards in to allow access through our land but prevent parking full stop. (Double width) xxx

    We have a similar situation where we have a shared drive off a cul-de-sac which then has carports at the end of the shared drive. They have to cross my portion of the shared drive to access their car port and their drive.

    We have never had an issue with any of our neighbours - actually we have found that everyone makes sure they never block anyone in.
