Hello all.
As the title says,we are in the process of conveyancing actually in week 5 of conveyancing.
Now after answering more questions from buyers solicitor my solicitor has not had a reply for the last 18 (working) days, last contact was that buyers solicitor has received all the information they asked for.
cash buyer with no chain is the prospective buyer and I have already vacated the property in question, just returning weekly to collect mail, etc.
Every time I contact my solicitor to question progress,i am charged for that.
Is it normal for the buyers solicitor to go silent, its so annoying me.
Thank you for your time.
Rant Over.

Perhaps a little worrying to have no contact for nearly three weeks.
Are you selling through an EA? If you are get them to speak to your buyer and their solicitor and find out what the reason for the lack of communication is.0 -
I'm with Surrey_EA. The EA is more likely to know what is going on and you won't be charged every time you ring them. I'd be worried too.Father Ted: Now concentrate this time, Dougal. These
(he points to some plastic cows on the table) are very small; those (pointing at some cows out of the window) are far away...:D:D

Thank you for the replies.
My EA has been on to me to speed up the sale (what else can I do) as EA wants the sale commission £11k approx and is fearing the buyer is having second thoughts.
I will contact my EA tomorrow,i just wish I read the independent reviews of the Ea I have appointed, silly old me.0 -
If there is an £11k fee in it for the EA, we're presumably talking about a reasonably high value property?
I'm sure the EA does want their sale commission!! You might wish to remind them that they play an important role in facilitating a sale, in many cases finding a buyer is the easy bit, and they need to get hold of the buyer to establish if there is a problem and if so what can be done about resolving it.
Otherwise you need to be back on the market ASAP, as if the buyer is having second thoughts you need to cut your losses and seek an alternative buyer, perhaps using a different EA as this one doesn't sound like they're being a lot of help.0 -
Surrey_EA Thanks for the reply, all noted.
But Out of the blue I had a phone call from my EA the manager in fact, asking me for a progress report.heck my blood was nearly boiling into red mist.
I told him politely he needs to do some more work to earn their commission,so I told him to get off his posterior and walk across the road to the buyers solicitors office and don't leave until he gets a positive answer. He agreed !.
EA suggested a face to face meeting with my solicitor, the buyers solicitor all have offices within 5 minute walk and the buyer and me to trash out any problems.
Interesting I am thinking so I mentioned my solicitors costs and EA said he will discount their commission to the sum of £500 yes five hundred quid to cover solicitors meeting,he is sending me email conformation before any arrangements.
Maybe my EA reads this forum,i will update here later.
Many thanks.
