I have only a verbal agreement with EA to sell. Will it help appease the situation if I offer the property to the agent to let, so they have potential commission from it. As I would rather keep and let out now than sell?

    WHAT?!?!?!?!

Seriously what on earth are you and the agent playing at.

    Bang heads together.

    So what's his commission. 1%, 5%?!

    Jesus!

If you've not signed any form of contract it's entirely up to you what they do, and who you let the property through.

I'm sure it will be well received by the EA that they will then have an opportunity to recover some expenses, but make sure it's the right decision for you, not just to appease the EA.

What do you want? Where will you live if you let it out? I think you need to have a long hard think about what you actually want to do before you put it on the rental market and mess potential tenants around.

A verbal agreement is still a binding contract. But in these circumstances it's difficult to know what was actually agreed, and even harder to prove it.

Exactly, a verbal agreement is fine when dealing with mates (& small amounts of money) but when selling a house :eek::eek::eek:

I think you need to sit down and decide what you want to do.

Yes of course you can pull out at this stage if you haven't signed anything yet.

    It's still your property 100%.

Can't imagine why anyone would think differently.

Just ring them today and tell them you are pulling the house off the market, then put it in writing (PEN AND PAPER, *and* email!) telling them you can't move now and you are withdrawing your house from the market.

Don't think about putting it up for sale again within the next few months though, as you may well find yourself having to give the full commision to your current EA.

A 'verbal agreement' to pay means squat by the way!

It's not possible to create a verbal contract to sell a house.
