So we sold our house STC earlier this week and we have just put forward an offer on a house we viewed last night.
It is on at £169k and we offered £160k based on the fact it hasn't been touched since the 1970’s, it has no heating, and is absolutely covered in nicotine so everything would have to be ripped out before we could even move in. Kitchen is basically just a few random cupboards and a sink in a room. However it is on a lovely road, and has great potential and has only been on the market for 4 days! Argh the suspense is killing me and I only put the offer in ½ ago! Could probably stretch another £5k but that’s it! Would love this to be our family home as we are expecting a baby in September

Good luck, but do prepare for it to be rejected.
Only on the market 4 days I would be expecting a full asking price offer.
I wouldnt accept an offer £9k under after just 4 days on the market.

I am excited for you, but by the time you complete (say July, even with no delays in the chain), is there really time to get everything ripped out and heating installed before baby arrives?0

I would be prepared to increase your offer though. The asking price would have reflected the condition already. The negotiating point would be the amount of interest it has attracted and how quickly the seller wants rid. Is it empty, or will the seller be looking for a house to buy as well?0 -

Thanks for everyone's messages! They have accepted £163.5k and taken it off the market! Yay! I was going to offer £165k but after speaking to the bank I wanted to increase our deposit and reduce the affordability "stress testing" on the mortgage amount.
This is a very nice road and houses generally sell for £185k upwards so i feel we have got a good deal despite the work. We intend to stay for a long time so we will see it as a long term investment.
I have sent over our MIP to the EA and informed our solicitors-lets hope everything is complete soon otherwise we will be moving back with parents-in-law and the baby will be sleeping in a drawer

I should say the property is empty and is being sold by the family of the man who lived there and has now died so there is no onward chain.0
