Landlord gas cert before own property

In the next day or two i am due to complete on a property i plan to let. I have no yet checked boiler to see if works, sillly me i know.

Would it be possible to get a landlord gas cert done before it completes? Therefor killing two birds with one stone, i know if it works or not and if it needs anything and hopefully should get the cert.

    Well you can, but its 1 or 2 days to complete, so i presume you've exchanged?

    Is it currently got tenants in?

    Seems extra stress in the last 48 hours.

    Ask the vendor, possible answers are yes/no.
    Assuming you can get a Gas Safe engineer at short notice.

    i have already been told i can get a engineer tomorrow. There are no tenants in at the moment. Engineer told me it takes 30 mins to complete if theres nothing wrong

    Assuming the vendor agrees to grant access, yes you can.

    Personally I would wait till you own, and then get the boiler inspected for the Landlords Gas report AND serviced (not the same thing). Unless of course you have a recent service record from the vendor.

    I'd wait cos why service someone else's boiler if the purchase might not happen......

    If the property was marketed with a gas boiler then it's reasonable to expect that it is in working order-though you should certainly service it anyway. It could take you months to let it-why not wait until your tenants are signed up and then have it done (with the service) the week before?
    No free lunch, and no free laptop ;)

    I think many have made that mistake.


    Boilers are an expensive item to fix and often get Ignored if failing during the sale process.

    It should only cost about £80 just get the service and certificate yourself when you start marketing it to let.

    If you are the tenant then you don't need to pay for the gas safety check, it's a requirement for the landlord.
