Flat Deposit Dispute

Hi all, just after a bit of advice regarding disputing a deduction on my rent deposit.

Just moved out of a flat which I had been renting for just over a year. I paid a deposit of £650 upon moving into the flat, which wasn't in great condition at the time (paint work was shabby, not that clean etc.). I fully cleaned the flat before I moved out, and even rented a 'Carpet Doctor' and professionally cleaned all the carpets myself. Upon handing the keys back to the landlady we walked through the flat and she looked around, she thanked me for cleaning it so nicely and agreed there were no issues.

Have emailed the letting agency re getting my deposit back, and they are stating the landlady is asking for £66 from the deposit to clean 2 stains, 1 in the living room, and 1 on the stairs (which I do not recall being there!). I have messaged the landlady asking if she has a receipt for the cleaning (which she does), and a picture/evidence of the stain (which she does not).

How do I stand with regards to disputing the £66 deduction? She wasn't a very good landlady what so ever, and I'm really quite annoyed she is trying to deduct monies. Even if the stains were present, £66 seems a bit steep??

Appreciate any advice.

    What do the check in / inventory and check out reports say?

    Just find out which of the schemes your deposit was held in and request the full amount back.

    Its up to the LL to provide evidence of anything she wants to make deductions for

    @Guest101 - I have requested a copy of the check in/inventory from the letting agency, if they don't have it I will try and dig it out. We didn't complete a check out report though - should this have been done?

    @CM66 - all the evidence she has is a receipt for the cleaning & the word of the new tenants who allegedly complained about the stains, do you think this is enough for her to claim the deduction?

    So the cleaning was done after the new tenant moved in? - think that says a lot. The ADR will likely agree.
  • @Guest101 - yes that's correct. Have just checked inventory and that states small stains etc to the areas concerned so fingers crossed shouldn't have any issues. Are you saying the ADR will likely agree with me or the LL?
