Best Place To Advertise My Rental Property

Hi There
I have a property that I rent out, and wondered if anyone out there could kindly point me in the direction of a good place to advertise it on?
I've tried Gumtree in the past, and although it does get some results, it would be great if there was a reasonably priced online service out there that I could use without having to go through a Letting Agent. I live in near the property and have a network of tradespeople to maintain/repair it should anything need sorting, but I can't really justify paying a substantial sum of money to get it let out to tenants when I have the time to take care of that aspect myself.
Any suggestions?

Depends on your target market.
Students? The local colleges, university etc
Working couple/family? Staff notice board in local large companies (ask Human Resources or Building Services Dept for permission)
Or use an online agency that has access to Rightmove.0 -
Unless you can manage it yourself you wont be making any money.
Rental profit is 15% for those very good at it.
Bring an agent in and they skim the entire profit from your investment without laying out the equity.
Those that dont understand this, will lose money to the agent.I do Contracts, all day every day.0 -
Professional Family would be ideal, I have rented out as individual rooms before which works well as there is never a time when the property isn't generating some level of revenue, but room renters are a pretty transient, so the turnover was always quite high...Or use an online agency that has access to Rightmove.
I've had a quick look online, there's a couple out there that look good...
upad.co.uk~ That costs anywhere from £100 upwards
snaplet.co.uk ~ That has a free trial for 90 days and then only costs £3.49 for another 90 days !!!!!!!!!!!!!!!!!
So from a cost point of view it's a no-brainer, but there aren't many properties on Snaplet - Has anyone heard of it or used it before?

If snaplet gets you access to Rightmove (and is not a scam - I don't know) then it really does not matter how many users/properties thy have themselves.
It's Rightmove that will get you the enquiries.....0 -
Use an agent solely to get your tenants and then take over managing it yourself.
We wasted money and had an empty property for weeks when trying to advertise it ourselves. We gave it to an agent to find tenants and had them signed up within 24 hours.
Then we took over from there and manage it ourselves.0 -
I don't think Snaplet is an aggregator site that then feeds to Rightmove, just a standalone service...must be why it costs so much less.
It does look good though, so will try it (literally nothing to lose!) and let you know how it goes.0 -
Worth trying an estate agent at the same time as trying to find tenants yourself. Just check to ensure that they operate on a no foal no fee basis0

Tried renting my place out in London last year. Went to the agents and they wanted 12% of the annual rent just for introducing the tenant, and then another 12% in the 2nd year if they remain and 10% in the 3rd year.
This was just an introductory service and would have cost me around £7k over the 3 years. Pretty much robbery in my eyes.
I then used LetsRent which was free when I used it, put my property onto RightMove and Zoopla, had tenants in around 2 weeks later!0 -
The agent we used to introduce charged 2 weeks rent and nothing further after that and had a tenant in within 24 hours.
