All,

Our solar panel lease is out of date in terms of compliance with CML guidelines and the solar company has sent us a deed of variation. This is all signed by both parties and certified, and I want to register it with Land Registry.

Unsurprisingly, the GOV.UK site is bloody awful in describing how to do this. I've downloaded form AP1 and CH1, but the guidance is pitiful.

Can anybody advise?

Many thanks
Jim

Jim02 - sorry if our online guidance is inadequate.

If the deed of variation is varying the terms of the actual lease but not varying the length of the term or the extent then you can apply to note the Deed against both the freehold and leasehold titles using form AP1.

You refer to a form CH1 but I don't think this applies here as that is used when you are securing a loan against the property in the same way as say a mortgage would be secured by a legal charge.

For registering such a Deed of V Form AP1 need only be completed as far as panels 1 to 7 inc and 15 are concerned.
If you want to keep the original deed you should not send it to us. Instead you should make a photocopy and then certify that this is a true copy of the original. This is done by simply writing “I certify that this is a true copy of the original” and signing at the top of page 1

The fee to register is £40 made payable to Land Registry and you should post your application to our Citizen Centre at PO Box 6350, Coventry CV3 9LP

If you have any questions re the above or feel that the Deed of V is not as described then please contact us using our online form for wider assistance
