I know I might get very mixed replies here, and I am prepared for folk being harsh on this one....

We are in Scotland.
We had viewers to our house, a 7 yr old newbuild in almost showhome condition.

Feedback from the agent the next day was that they really liked the house, but were concerned of some cracks at the windows and some cracks up alongside the stairs and they were going to seek some advice. I knew exactly the cracks they meant, some sealant/filler jobs that my dad told us we should have done! I told the agent the viewers were welcome to come back anytime with someone else to check it out, but that these were very minor settlement cracks. I said we were planning on getting them sorted at the weekend.

The next day we got an offer from the viewer and accepted it. That was almost 4 weeks ago now and we are expecting conclusion of missives this week. Nothing has been mentioned of the cracks.

I said to hubby 'we should go and fill them in as I said we would' but hubby said I was being silly and if they were expecting us to do it then that would have been a condition of their offer at the start. And he says if he thought they were any more than minor then they would have had someone come look.

I am the kind of person that if I say I will do something then I would but hubby says in this case no.

Thougths? Thanks!

  • Just my opinion but...

If you were happy with the offer, and they've been otherwise respectful in their dealings with you, then I'd do it. Especially if you said you would.

I agree with Richard, I would fill them in if it has been a good transaction. They may have decided that you were right about them being settlement cracks and not wanted to push because they wanted the house and didn't want to annoy you in case you dropped them, but that doesn't mean they wouldn't like it done. It'll be one less thing for them to deal with when they move in, and if you said you would, I think you should.
