    Thanks for the info so far - having to register any change of title means my title should still be accurate which shows the area as shared (whether it is used for parking or for clothes drying would then be what was up for discussion).

    I’m acting as peace keeper between both sides (extra parking would be nice but I’m not too bothered as long as it remains shared). If he was to add a gate and a lock I would be asking for a key or taking it off the hinges as would be my right of access and use of the shared area, but I don’t think it will come to that. I believe he wants to use his flat as a retirement location when he comes back a few times a year from Portugal and his wife wants a place to hang her clothes to dry – fair enough.

    If everyone but him wants parking is it a vote between the shared owners of the ground that he could be outvoted on or does everyone have to agree? In which case him returning it to the way it was when it was last agreed is technically correct.

    As an aside I bit of digging on the landlord to see if the rented flat was registered but it doesn’t show on the register. Am I right in thinking it is up to a £50k fine and they should show on a search at landlordregistrationscotland.gov.uk- been a tenant in there for almost a year.


    Always worth having some leverage if it was needed.
