Mortgage with Hubs (and his ex wife by proxy)

I may have asked this before but its coming up to the time when things have to start moving.




have been with hubs since late 2009, married at xmas this year.
He was married previously and his ex wife and children live in the FMH-hes named on the mortgage but with no financial interest in the property due to financial agreement from divorce (she will stay till youngest is 18 or remortgage when she can, usual trigger points)
we live in the former FORMER marital home, I remortgaged it 3 years ago following the financials and its 100% in my name, begrudgingly (not to happy to live in their old 'home' but was only real option at the time)
now we are in a much better position financially, my income has gone up significantly.
I would like to look to shift this property and move onwards and upwards, maybe even SELF BUILD if we can.


The problem is his credit file is trashed. He also remains financially linked to her via the FMH mortgage.
Am I better to go it alone on the housing purchase??
I make roughly 60K plus about 15K in bonus he only brings in about 17k and that's before his maintenance is paid (about 4K a year in CM)
I figure that his small contribution isn't really as big a factor as perhaps we think and my salary should be enough to get us a decent upsize.
There is about 50K worth of equity in the house now and I have another 25K in savings.
Looking for about 380K.

    I'm no expert but I think you would probably struggle to get £380K, even with guaranteed £15K in bonuses. I would go on a few lenders websites and fill out their 'how much can I borrow' calculator. They're very rough, and by no means totally accurate but it will give a rough idea of what kind of amount you'd have to play with at the moment. Best of luck :)
