Hi All,
Sorry to ask here, I would ask the house builders if I could get someone to pick the phone up!
Our ideal house, in our ideal location is now listed on Rightmove. It's a newbuild, and the listing states - Coming Soon - Anticipated January 2016.
Now, from peoples experiences would that lead you to believe the first lot of houses being built would be ready to move in to then? Or is this when the lists of interest would open?
Basically we are more than happy to wait until Jan (or later as I know new builds don't tend to run on time), but I just would like to know if people think that's listed as a potential finish date. If it's just when they open sales, we'd have to rethink as that would just be getting too late for us.
I've driven up there and all the housebuilders fencing/flags/signage is up, although I couldn't see if any building had started.

On the face of it, I would expect that date to refer to when the property is actually ready, I don't think it makes much sense to start advertising 8 months in advance of them even compiling a waitlist, and given that they'll be selling properties off-plan, that would imply the property isn.t going to be ready for another 18 months - Seems a bit far away really.0 -

Large housebuilders usually take about 6 months to build a house (the show homes usually go up quicker though) so if the fencing etc is going up now, they'll need a bit of time to get the site levelled etc before they start building the houses, but that would tie in about right with a first occupation in January.0

6 months... The large boys will have a house up in 13 weeks, thats after the infrastructure (so road and main services).
I would expect Jan to be the release of the first phase for reservation (but you can register interest now), with them completing in late March.0 -
I've finally just heard back from them, and they said, launch in January, first occupations in September. Seems insane they'd start listing now...
Ah well....back to the drawing board.0 -

Which is why its crazy for them to list them now or Jan for reservation!
I know of volume builders who wont reserve plots before the second floor bricks are up (second lift).
Why let someone reserve a plot in Jan for completion in Septermber, locking in the price, when you can leave it till July, enjoy more house price inflation, and still be assured you'll sell it before its build complete.
This also means that the build compete date is much more realistic, so the buyer gets a better experience during the process, which means a better reputation.0 -
It's just so frustrating as we had our hopes up....but we can't wait until September 2016, which could very likely push back into 2017.
One more housebuilder is already building in the same area, they haven't announced any dates but it says they start building the houses this autumn (infastructure currently being built) so fingers crossed that could be early 2016. Just a waiting game now
