Refusing access for viewings

    The thing with viewings is, no LL or LA wants to show people a messy house. You are under no obligation to have a clean house.

    It could be prudent for both yourself and LL to negotiate a rent reduction in exchange for flexibility with viewings.

    When i had my flat, and lived on my own. I negotiated 50% off my last month, and waived the 24 hours notice. They only had 2 viewings in that month, both whilst i was at work.

    I think I would tell the LA times that you will agree to viewings with 24 hours notice but on your own terms, maybe a couple of hours on Saturday morning and one evening. If you do agree to viewings it would be a good opportunity to tell the LA and prospective tenants about the faults and the problems getting the LL to deal with them. The LA may well decide to leave viewings until after you leave..

    If the term is that access must be granted at all times, the clause is likely to be unfair. A clause that required access at reasonable times would not be. It is the provision of a requirement for reasonableness that makes a clause fair or not (according to the OFT who offer guidance only).

    The problem for the LL is that unfair terms are struck out and don't get amended to be fair. So the request might be reasonable, but if the contract term is not then it is ignored.

    It is generally best not to be an eejit, so I'd offer two slots per week at sensible times that suit you.
