FTB Scotland - Survey Confusion

Hello, wondering if someone can help me out with survey options!

Myself and partner are keen on a house, buying in Scotland and have submitted offers/ had the back and forth with the seller etc

If all goes to plan, our offer will be accepted on Monday morning (submitted in writing)

I'm confused about survey options to be honest, as it's Scotland we've got the seller's Home Report which has listed everything as a Category 1 (no issue/repair needed) with no Category 2/3 at all. The house was built around 1996 so it's not too old.

As FTB we are quite strapped for cash at the moment and not sure whether to take the Home Report or to commission a full structural survey. I am nervous about not, and potentially finding ££££ worth of issues later but at the same time I don't want to throw £600+ away just now.

Any suggestions/advice on this!?

    Seriously- if it's all category 1's then why would you even be thinking about commissioning a full survey yourself?? I am buying a place right now that is all 1's on the home report with a 2 for the garage roof and am definitely not going to get a survey....Home report + thorough viewings mean a survey would be a waste of money and time. The reason home reports were introduced in Scotland was to remove the hassle and expense of survey from the buyer and put in on the shoulders of the seller.

    If you were buying a place with a few 2's or even the odd 3 then yes, a survey might be advisable, but even here you could just get builders, roofers, plumbers etc. out to give free quotes on whichever area has caused the 2 or 3

    ...and for a property with all 1's a bank will have no hesitation in approving a mortgage against it (assuming you are credit worth and have deposit) because the house is sound and won't create a loss for the bank if (god forbid) it ever had to foreclose

    I'm in the same position, the house we're interested in has a couple of 2's in the home report but it's not bothering us and if we get it we won't be getting a survey done. Our report had a few 2's on it but we got the work done ( very minor things ) and our buyers mortgage company has accepted the home report and doesn't require a survey.

    I've never encountered anybody in Scotland getting a structural survey (unless it's a building with obvious structural problems or they're planning some serious redevelopment). I really wouldn't bother getting your own survey.
  • The Home Report is sufficient. If it's all 1's, you don't need a survey. It'll be a waste of money to tell you what you already know from the Home Report.

    Sorry people, but the Scottish home report is a waste of time and money! For sellers and buyers. But it appears to keep buyers happy??


    Very quick report with no comeback to buyers
    Great to get all ones, if property value is cheap.


    For more expensive property to purchase, keep your selves right and get proper report and valuation. Not full structural report unless there is a reason to do so.
