are there good/bad surveyors?

we are currently in the process of organising a home buyers survey to be undertaken on a property we are currently purchasing.

having looked online there seems to be a massive price difference between surveyors, yet the services they claim to offer all, pretty much, the same.

so my question is are all surveyors the same is it worth paying a premium to company for what appears, on paper/internet, to be the same service?

(oh we have already had the valuation survey done and due to some issues with the EA we couldnt ask them to do the home buyers survey at the same time, but thats history now)

There are bad, good and excellent. Some specialise in certain types of property. Price seems to be no guide Try talking to some on the phone, or visit them.

It matters far more for a buildings survey than for a Homebuyers, which follows a fairly simplistic formula.

    No.

Unlike every other profession or walk of life ALL surveyors are good.

    This is a truism.

I asked my surveyor (RICS member) to check my potential purchase (no mortgage) for cluster flies in the attic which he decided to ignore, he said the floors were solid (they are suspended) and several other things he decided were unimportant - he was supposedly the best, most experienced surveyor in the area. Don't matter what I asked for, he agreed and decided afterwards what he wanted to do.

Definitely worth shopping for a RICS surveyor ticketed for your wicket - listed buildings for example - and while we found ours by luck & the RICS website, he was known to the local conservation !!!!! (& fortunately held in esteem) which paid off very handsomely when things looked as if they might get sticky.
Ask what's up for Planning in the area, (local govt search online?) and then see if there are any vehemently worded posts bubbling up in google, or if the local library can put you in touch with local authorities-on your area rather than Authorities In you area!
    best of luck.

Is that part of a surveyors remit. Why didn't you arrange to look yourself if it was a concern?
