LPE1 form not completed fully

Hello,

I have posted several times on this forum related the issues I had during my house purchase and I am yet to exchange after 4 months

It looks like everything stopped now. My solicitor is telling me that the seller's solicitor returned LPE1 form but it is not fully completed.

My understanding this form is filled in by the freehold owner. The freehold owner doesn't want to fill in more than what he did. My solicitor says at least section 6 and 7 must be completed. I asked my solicitor if we can get insurance for the missing information but he doesn't want to do anything or give any advice.

It looks like my flat purchase will fall through. Is there anything I can do? or I should just move on and look for another property with a proper solicitor?

    Is there an estate agent involved? Sounds like a good idea to inform them where you've got to, what the hold up is, and to get the seller to put pressure on the freeholder to give the responses. The seller probably doesn't know there a problem if this form has just been passed between solicitors.

    I talked to estate agent nearly everyday this week explaining that the seller needs to get LPE1 form sorted and asking them to contact the seller. I am not sure if estate agents are really passing my message to the seller.

    The seller solicitor replied back with the missing information in an email but my solicitor says an email from the seller solicitor is not good enough for him. He says the information should come from leaseholder signed and passed to him :(

    Can anyone confirm that leasehold replies should be signed by the leaseholder? Seller's email response is not acceptable?

    If the queries are regarding the terms of the lease then he's they should come from the owner of the lease ... The freeholder. If it is general enquiries the pn the seller will know the answers. Buti guess they may not be binding in the event of a dispute
