Do I have to issue a new Inventory Report?

In six weeks time when the current AST comes to an end, my tenants wish to enter into a new 12 month AST which I am happy to do, with no rent rise.

However, three months ago I gave written permission to let them redecorate (which we both signed), with clauses stating that a new inventory would be needed upon completion of work and that they agree to put the property back to how it was originally should I request it.

During a recent inspection, I noticed that they have made a lot more changes than I originally agreed to (taken up wooden flooring and replaced with carpets etc. etc.).

Should I do a new inventory to reflect all the changes, just the changes I agreed to, or do I not do a new inventory at all and the original one still stands for the next AST?

    I would have thought that the best - least confusing - is that the original one stands as recording the condition at the time they took the property

    When a new AST is sgned, provided there is no change in tenants, and no break in occupancy, then the original inventory from when the tenants first moved in can stand.


    However, since you put a clause in the redecoration consent stating a new inventory would be drawn up on completion of works, you may have complicated the situation.

    Especially as you are requiring the property to be returned in the condition pre-redecoratation. What is the purpose then of this new inventory?

    Either you want the property returned as it was originally, or you want it returned as per the post-redecoration condition.......
