    Terrible idea.

    If your selling, evict first. Otherwise you'll be ready to exchange and they won't move out.

    - as a landlord u should know this.

    Even if you can advertise two months before the tenancy ends you still have to give the tenants notice (otherwise the fixed term contract just becomes a rolling one). If they want to be stubborn, they can refuse to allow the viewings and there's not a jot you can do about it as they have the right to "quiet enjoyment" of their home.

    If they don't move out it willingly at the end of the notice it could take months to get them out (even if you have done everything correctly), so trying to sell with tenants in the property is a potential disaster waiting to happen.
  • Have you considered having a chat with your tenants to see what they may deem acceptable?

    To answer your questions directly... No, they don't have to allow access for viewings etc. But yes, you can market the property as per the contract. You could even market it sooner than the last 2 months, as long as it doesn't unduly disturb them.

    and here I was thinking this was a helpfull board?
    or is it to pick holes in my typing, yes I am dyslexic and I do have problems with the correct terminology and the correct context as well as the whole spelling issue, so thank you for highlighting that

    I'm still baffled trying to find the bit where anyone pointed out issues with spelling?

    The only thing I can see close is people mentioning 'selling' which is obviously quite different...

    Did I miss something?
