Sense check - am I doing the right thing (buyer wants to negotiate pre exchange)

    Hi Walcott, you mention crossrail. Do you happen to be in the Slough area? How you describe your EA sounds a bit like ours. It's my first house sale/purchase but my wife has used the same EA several times in the past and I've been impressed so far.

    I don't really understand all the praise for the EA. The buyer hasn't even agreed to pay the £265k, right?

    Sounds like the EA is a bit full of himself and the buyer is probably looking elsewhere.

    Sounds like they have, and hopefully for op exchange is imminent.

    In the end exchange did not happen. My seller has been completely unresponsive. My solicitor plus the EA have been trying to contact her and her solicitor and both have not answered calls or returned messages.

    Not sure how to handle this at the moment. I guess for now it is best to wait and see how it unfolds.

    I suppose you could look at it as your EA basically putting them in a high pressure situation and forcing them to make an on the spot decision.

    Would anyone be surprised if in the cold light of day said couple then feel they've been unduly pressured?

    Perhaps some may then decide they don't like such tactics and decide to spin you a yarn to waste some of your time before simply going awol?

    Now i'm not suggesting that this is what's happened, hopefully your buyers turn up and everything works out fine. But to me the EA's actions look a bit like typical high risk sales techniques rather than some incredibly clever psychological maneouvering.

    The issue at the moment is on the other side with my seller. She had been fine up until now but is now unresponsive. The buyers are still desperate to go ahead.

    Oh no how stressful. It doesn't sound good, but there could be a simple explanation. Fingers crossed.

    This whole process has taken its toll on us. Since the beginning of January we have been going to through this process and hitting brick wall after brick wall. After preparing a house for sale with two young children we had the survey come back saying it was worth £10k less when it was obvious that we were a mid priced house. Then my seller threatened to pull out. We scrambled another buyer and then the problems began. 3 weeks for a survey plus queries that suggested they were going in a bad direction. Then there were title issues with my purchase and the recent issues with my buyer which lasted over two weeks. My buyers then came back with they were reapplying for a mortgage when we were close to previously exchanging.

    For my own sanity I think its best to leave it a few days and see how I feel after that.
