Beds in rented properties - any advice?

Hi all.

My son rents a furnished flat in Manchester. The bed in his room is knackered - I can't emphasise that 'knackered' part enough.

The bed was missing slats when he moved in (about 8 months ago), and wasn't in great repair then. The landlord promised repairs/new bed but hasn't delivered anything.

The bed has gradually fallen apart now to the point where my son is sleeping on the mattress on the floor, and the mattress is knackered too.

Please note: the bed was knackered BEFORE my son took the flat; he didn't damage it.

Does anyone have any idea who's responsible for replacing the bed/mattress etc? And - if the landlord is responsible - what my son should expect?

    Does the inventory note the poor state of the bed at the start of the tenancy?

    What does your son's tenancy agreement say about who is responsible for the furniture? Just because the LL has provided the bed doesn't necessarily mean to say the LL is responsible for repairing/replacing it (strange but true in England and Wales).

    If the LL is responsible for replacing the bed then your son should WRITE (letter and stamp) to the address for the serving of notices about the condition of the bed. If your son is responsible for the bed then he should write to the LL asking if he can dispose of the broken bed.

    What to expect if the LL buys a new bed is the cheapest bed available. Your son might be better off just buying his own bed and taking it with him when he moves. I've always had my own mattress in fully furnished properties because cheap, soft mattresses cause me a lot of back pain.

    Great idea in principle but in practice it may be a problem: You would be expected to leave the current bed & mattress behind or risk losing your deposit. Would there be anywhere to store it in the mean time?

    Given that the current bed base is already being stored somewhere, can't the old mattress be stored under the new bed?

    Hence why I said that if the son was responsible for the bed then he should write to the landlord asking if it can be disposed.
