    I do think that floor area is a very useful piece of information and think that it should be provided for all properties for sale or to rent. It just seems hard to get reliable figures in some cases.

    If you ask three people to measure a house they will come up with three separate sets of measurements. They shouldn't vary but a huge amount, but they will be different.

    EPC floor area includes walls but excludes things like balconies and porches.

    The Valuation Office use net internal for flats and maisonettes as well as all types of non domestic properties.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales
