Solicitors Fees

Hi All,
Just would like a rough estimate on how much we should be paying in conveyancing fees for the sale of a house at around 140,000 and buying a house at 190,000, in layman terms please .....haha

    Legal fees aren't calculated on the value of the properties but on the complexity of the transactions. If you budget for £1500 you might have some left over. Depending on what the searches turn up

    Just phone or email a few conveyancing solicitors with this question. In my experience, they always have a scale of estimated costs and disbursements.

    They will just cut and paste the right numbers into a standard letter and email it over to you. (In my experience, solicitors don't then hound you for the business, like double glazing salesmen would - if you're worried about that.)

    If there's anything you don't understand, phone them and ask. If they are unfriendly or unhelpful, cross them off your list.

    Then read this article to understand what "good" looks like for quotations and what to expect from a good quotation.

    £800-1000 + stamp duty... as a ball park.
    You can probably find cheaper firms and likewise im sure there will be more expensive firms.

    If you do not have all of the certificates (for things like extensions, loft conversions etc) then you may need some sort of indemnity insurance. Likewise if you are buying in a place liable to chancel repair you may need/want an insurance policy for that... but in 3 year of being a broker its not something I have come across.

    I was selling a leasehold property and buying a freehold house. Most quotes I got including searches was around £1800
