Hi All,
I've just reserved a new 3 bed house in Cheshire and want your opinion on the deal.
The original house price was £195000 and here's what I got
£15000 discount
Kitchen Upgrade and appliance pack
Carpets
Leesehold converted to freehold

Why was the house leasehold??? The deal sounds quite standard - we got about the same off our new house - if you ask for something not to be there, you might get even more off! For example we want to put slate tiles in our kitchen instead of their standard tiles so we told them to leave the floor untiled, but for this are getting nearly £600 back! It won't cost us half of that to get someone in ourselves and tile it in slate! I would try the same for even more discounts! How about stamp duty - have you tried getting that thrown in? We asked, and got it! A few thousand is nothing to a developer who makes about the third of the price of your house in profit!

My only problem with deals is, why are they giving them? Nobody will pay the original asking price so they offer incentives to shift em.

If Bellway Homes could have got more for their property, they would have. I guess that you have paid as much as they could get.
Nevertheless, if you love your new home and can accommodate 0.5% rise in IRs, then you should enjoy your new home and forget about house prices for 10 years or so.
