Surveyor causing insurance issues.

    It's not uncommon to discover subsidence at this stage when surveys are carried out.

    I'm sure, but while the survey suggested subsidence, both the mk1 eyeball, and the surveyor's recent statements, suggested that the movement is just due to the replacement windows.

    Are surveyors usually this hard to interpret?

    The survey doesn't suggest subsidence. It suggests movement. Certainly not having proper lintels in place can cause that. And unchecked it can be rather serious; walls can collapse etc

    Subsidence is a whole other problem; movement is a symptom not a cause. Just be aware of that distinction when talking to insurers.

    Having said that, it does feel like there is a disconnect between what is described in the report and the limited progress of apparent problems on the ground.

    But ultimately it may well be hard to ensure without a fix in place.

    PS £350 feels almost weirdly cheap for a full building survey.

    Certainly not having proper lintels in place can cause that.

    It's the way they built them. My brother had the same when he had his windows replaced - when the old frames came out, a few bricks dropped and some repairs had to be done. I'm guessing that in our case, the repairs were done badly, probably by windows guys rather than brickies.
    Having said that, it does feel like there is a disconnect between what is described in the report and the limited progress of apparent problems on the ground.

    Well, we can't fix anything until she owns it.
    But ultimately it may well be hard to ensure without a fix in place.

    We'll need to get something in place in the next 1-2 weeks so I'll report back what we work out.

    OK, the surveyor helpfully added, "There has been no obvious subsidence or heave to the external walls." but when invited to add this (and comments regards windows) to the survey said "Once the reports have been completed, they can’t be edited."

    I'm inclining towards the view that he's a waste of space and the survey a waste of money!

    How did you get a full building survey for only £350? It sounds too good to be true. Are you sure it was a full building survey, not a Homebuyer's Report?

    I was just about to ask that. Seems remarkably cheap, still would be good value even for a homebuyers.

    OK, survey amended and now reads "The outside wall has been repaired and this indicates that movement has previously affected the building. You should ask your insurance company if these past problems would affect your ability to get insurance cover for this property. This movement is associated with the settlement of the bricks over the windows, when they were replaced. The old windows frames effectively acted as lintels and when these were removed, there would have been a small gap and the bricks dropped onto the new frames. Any damaged mortar should be repointed. "

    Armed with this, insurance shouldn't be an issue.
