Cost of single storey rear extendion

Hi all, I am trying to get a rough idea for the cost of a single storey rear extension to a semi that I will be buying based in Luton. The size of the extension will be 8.2 m x 3m, which will incorporate a larger kitchen and dining room separately. So roughly 25 square meters for just the shell. Anyone else done a similar…

The price per sq metre figures tend to refer to the shell. Our similar size one completed last year came to around 50k all in. Kitchen, skylight, bifolds, flooring, architects drawing, planning fees etc
