Good Value Areas to Buy in London.

I am a first time buyer looking to buy a flat with 2-3 bedrooms in London. I have £200K to spend. I am wondering if anyone has any good advice about areas that currently represent 'good value' to buy in London.

Good transport links are important to me i.e.. not too far from a railway station with a 25-30 minute journey into Liverpool Street or Victoria, or not too far from the underground.

I've seen Croydon and Barking are possibilities but wondered if anyone else had any suggestions for areas I may have overlooked.

Any help greatly appreciated!

    How about Mitcham, Hackbridge, Wallington for national rail or maybe Crystal Palace way (Anerley, Sydenham) so you can get the overground to Canada Water for the tube, or look Coulsdon way. I did find the thameslink (Mitcham) quite late most days though, unless it's improved, and Wallington line to Victoria hugely busy. On a smaller budget you're not going the get the nicest areas but then again 'value for money' and 'London' don't really fit in the same sentence. (Although I obviously do understand what you mean!). It depends which station is best for you in Central London.
  • goodwithsaving, thanks for your advice. I had considered Mitcham but will look into the other areas you have suggested. I know what you mean about late/busy trains. I used to go from Norbury into Victoria each day and the service got progressively more and more packed in the time I lived there. Always seemed to have someone's Metro in my face.

    Sorry, I should have mentioned, Victoria or Liverpool Street are the main stations I need to get to.. I'll edit my original post to reflect this.

    Try bush hill park or Enfield, 35 mins direct into Liverpool Street. And although people will LOL when they see this mark my words Tottenham and even Edmonton will be the new Stoke newington for property prices in the next 5-10 years, get in now to reap the rewards (but wear a good flak jacket)

    East Ham, specifically the area round Central Park. I think it's nicer than Barking. Good bus & tube to central London from East Ham and from Beckton DLR. We lived there from 1983 to 2005. We had our car broken into once but apart from that no burglaries or other trouble. I'm female and worked very late sometimes in central London. I can honestly say I never felt threatened waiting for the bus at East Ham station or in walking home alone.
  • zarf2007, I 100% agree with you. I work in Tottenham and people don't realise how the place is on the up. Amazing transport connections, lots of regeneration and near lots of nice areas. Unfortunately I seem to be a bit priced out of the market there already!
