Very worried about my purchase, have not received the draft contracts for three weeks

I'm purchasing a flat. Offer accepted three weeks ago. Memorandum of Sale was issued two days after (very quick).

But I still have not received the draft contract yet. My solicitor is waiting for the documents from the vender’s solicitor. But the vender’s solicitor is waiting for the information from the vender (so the delay is due to the vender).

The estate agency is very helpful, better than my solicitor. They chased the vender and told me the draft contracts should be sent out next week.

I wish I won't spend three month on my purchase (no chain is included). I think the searches may take another three weeks...

Can someone gave me some comments on the time scale? Usually how much time should I wait for the draft contracts, and how much time for the searches, please?

I'm a first time buyer.... Thanks for comments....

I just called my solicitor regarding the draft contract. My solicitor says the vendor is facing a problem on the land registry...

How can a vendor has a problem on the land registry? For example, the vendor could not find the title deed? I wish this is not a excuse from the vendor.

    3 weeks is neither quick nor a long time. My solicitor did the searches whilst waiting for the draft contract - can't yours?

    No searches have been done yet for me. But as far as I know, solicitors can not do searches before receiving the draft contracts, is that right?

    Not entirely, they need a copy of the title and plan to apply for the searches, and this is provided with the draft contract package, but it is possible for your solicitor to obtain a copy of the plan directly from the Land Registry.

    Thank you very much. I will contact with them regarding the searches.

    It seems that there are a lot of documents included in the draft contract package. Finger-crossed the vender can provide this quickly and correctly...

    Sick of sitting here waiting for movement or to hear I've wasted a lot of time and money and giving bad news up the chain.

    It's very rare for the motivation and responsiveness of buyer and seller to be relatively in sync.

    At least that's how it seems to me.

    Yes....It's painful that I can do nothing but only sitting and waiting for updates...

    The draft contracts came from my buyers solicitor after about 4 weeks, it does depend how quickly the provide documents and ID etc to their solicitor.

    It sounds like everything is being chased well though, that is the main thing as my biggest issue with my EA is she is useless at chasing things and updating me.
