                    Hello There,
I am currently in the process of moving and am having problems with my buyers solicitor wanting indemnity insurance for windows that we installed. The windows were installed in a flat, we had permission from the building owner and also have a Fensa certificate. I have been informed that this is all we need but they are insisting for a £200 indemnity policy. I have also spoken to the Local Authority who say that if we have the Fensa certificate then that is fine by them.
I am not sure who is telling the truth. Please help.
Thanks
Steve

Do you have written permission from the owner for the windows ?? If you do and you have not breached the Lease in any way in respect of the windows then I can't see what they need indemnity for.
However if you do not have the above then maybe that is why they are asking for indemnity. Ask you solicitor to explain to you why they are requesting it.0

            Thanks Krispy.
We have permission from the owner of the building in writing, basically saying that as long as the colour is the same then no problem, which they are.
I wouldn't mind really. But the old windows were in an awful state and now they have brand new double glazed windows!
On your last point our solicitors are useless and not very chatty! But that altogether is another matter!0

Ok, and you are sure you have not breached the Lease in any way ?? Then tell your solicitor you are not prepared to give indemnity. If you have complied with the Lease and the local authority then there is nothing more you can do. If they are that worried tell them to get their own indemnity;)0
