Estate Agent Fees for Selling a Small Flat

Hi all
What listing fee do you think would be reasonable for an 80K flat in good condition.
We've been quotes ~£1250 - £1500 which is getting on for 1.8% of the property value
Seems steep to me but I'm not sure what sort of number I should be aiming for

It completely depends on the area of the country etc: 1.5-2% is fairly typical in many places. 1-1.5% typical elsewhere.
Around here it's possible to get it done for ~£900 all in, for a £95k 3 bed house, so just under 1%"You did not pull yourself up by your bootstraps. You were lucky enough to come of age at a time when housing was cheap, welfare was generous, and inflation was high enough to wipe out any debts you acquired. It varies massively where I live between villages 3 miles away! Lower valued properties % can tend to be higher as some EAs have a minimum charge.

Or if you are confident that the flat will sell itself if the demand is there and it is priced correctly then you can get an online agent to get the ad on rightmove for under £400. Thats what we done. A saving of around £1200 for us.0
