Online Conveyancing???

Hi people! This is my first ever post so bear with me!!!

I'm about to sell a property and have stumbled across online conveyancing.

The quoted rates are incredibly reasonable however the thought of an online firm receiving the proceeds of the sale seems a little uncomfortable.

Can anyone recommend this service or does anyone have any experience of dealing with such firms??

The firm that I have found is conveyonline.co.uk.

  • I'm probably biased as I am not what you would call an "online conveyancer".

    There are lots of threads on this forum where people are critical of online firms - perhaps because "online" can be mean distant and uninterested.

    The thing that gets me is the way some of them pretend to be cheap but then add on loads of extras for this that and the other in small print, terms and conditions, and so forth.

    I looked at conveyonline.co.uk's website but couldn't find any of these there.

    Also, to be fair I would make 2 further points:

    1. OP says "however the thought of an online firm receiving the proceeds of the sale seems a little uncomfortable." This is unjustified - they will be bound by professional rules and your money is just as safe as with a non-online firm.

    2. The issues about distance and unhelpfulness etc can still apply, but they are not so serious on a sale, where the solicitor's job is to push things through and bat off/deal with queries etc raised by the buyer's solicitors.

    As a conveyancing solicitor I believe the information given in the post to be useful but I accept no liability except to fee-paying clients

    We recently used an online conveyancing firm for a sale and purchase. We aren't convinced that the money we saved was really worth it. Our biggest gripe was they would send us documents that then had to be back in 2 days or less. We had to pay to send them all back via next day delivery. Had we used a local solicitor we could have just dropped them at the offices. Also any queries we had didn't get dealt with efficiently.....promising to return calls but didn't.... had we used a local sol we could have just popped in.
    We used conveyancing-warehouse.com. Search for them on here and you will find lots of reviews on them.

    I would advise against it, from personal bad experience. You need to make sure you have a face to face session with your solicitor and so that notes are taken. This was especially when my transaction involved common land (even though the property was freehold). The solicitor missed out the involvment of the common land, did not transfer my name into the share. I suspect they treated it as a typical freehold transaction and missed all the pre-exchange enquiries. Looking back, I ought to have asked the solicitor to explain the entire contents of the transfer, rather than accept his reassurances that it was a standard freehold transaction. The Law Society eventually found that the firm provided "Inadequate Professional Service", not so much for the original mistake, but because they ignored my complaint.
