Consent to Let

I have a repayment mortgage with NRAM. We haven't lived in the property for a couple of years but are now wanting to do it all 'above board'. I have been through a successful 2hr phone interview with a Mortgage Advisor from NRAM and have now received the Consent to Let application. At no point have I let NRAM know that we have moved out but as part of the process they will do a credit check. As I presume this will flag up my current address, does anyone know if this will affect my application? Or should I mention it before I send the form off?!

    is the property currently rented .How long is it since you moved out

  • We've been moved out a couple of yrs. A relative is living there but just paying for what he uses utilities wise etc and a minimal payment to us...

  • Yes the only thing not done is the Consent to let. It is a family member living there so have not had an official tenancy agreement until now where we are trying to do it all correctly. We have a gas safe certificate, Landlords insurance, it was unfurnished. We have still been paying the majority of the mortgage payment as well as our curent rent.

    No idea what an 'official' tenancy agreement is, or indeed what an 'unofficial' one is.

    If you mean there is no written tenancy agreement, that makes no difference. There is a tenancy in existance. It is a contractual agreement, with cash being paid by one side and accomodation being provided by the other.

    The fact that it is not written just reduces the number of terms involved to whatever was discussed/agreed eg address of the property provided, amount of cash, and anything else verbally agreed.

    It is 'official'. HMRC would recognise it, as would HSE, your insurers, the council, the mortgage lender and any other goevernment or non-governement body.
