Such a big difference in AIPs?

    Does anyone know if Halifax, Natwest and Santander do soft credit searches. So even if I apply it won't hamper my credit file?


    If I plan to pay off the credit card debt from the sale proceedings, do you think it's ok to not put anything in the credit card section for the AIP soft check?

    I got £463k, but then I don't know if you have children, or how the income breaks down.



    Thanks very much. Maybe a bit more detail could help:


    Salary 1: £66,800
    Slary 2: £36,850


    no dependents


    £380 a month PCP


    £20k credit debt to be cleared from sale of house.

    If doing it for your own information, leave the credit card section out if you intend to pay it off, to give you the most accurate representation of the real circumstances.

    If doing it as an actual AIP and application, include it and discuss with them directly to explain the situation. Leaving it off could raise red flags when it subsequently shows up.

    Halifax did a soft search with my DIP.

    Halifax is a soft search.

    NatWest is a soft search on its own website, hard via MTE used by some brokers.

    Abbey/Santander is always hard.

    Tarragon - even a soft search is visible to the subject on their own credit file. It usually says something like "mortgage quotation." It just isn't visible to other lenders.

    A hard search usually says "First Mortgage" or similar.

    Natwest doesn't say that. The Santander does say "First Mortgage" on it however, thanks for the info :)

    Problem with that is when I put the credit card debt it reduces the offer considerably. Hence it won't be accurate as I am going to pay the debt off before the new mortgage starts!
