Hi everyone
Just put our house on the market on Saturday morning so now a waiting game! Last time we sold was 8 years ago so a little bit hazy on some of the processes so am probably going to have lots of questions particularly as we are selling, buying a new build and renting in between!
So on Saturday afternoon at 4pm we had a viewing, estate agents do all viewings so we were out. Not had any feedback yet? Is that normal, should we expect feedback on every viewing or only if the viewer is interested? Sorry if that's a silly question. It when we sold our flat in 2007 we only had 2 viewings both which resulted in offers, so not sure.
Also been offered professional photography for house, am thinking about this as our house is quite quirky and I imagine hard to capture in standard photos. Is it worth it? I am in a 8 week contract so if it doesn't sell if I have paid for the photos are they mine to do what I want with I.e own the rights to the photos? Or is this just a ploy for the estate agents to earn some extra ££

Well if the viewing was at 4pm on Saturday, the estate agent probably closed not long after, was shut on Sunday, and It's only Monday morning now so I think you're being a tad impatient! The agent is unlikely to have had a chance to contact the viewer for feedback yet let alone call you.0

The estate agent did the viewing which they said they do so they get immediate feedback, completely understand that they shut at 5 etc and It was more a should I expect a call with feedback for this and future viewings or only if it's going to result in a they loved it they are going to think about it, or they are offering type feedback. Just so I understand how the process works rather then I can't believe my estate agent hasn't called me with feedback how dare they.......0

Yes, you will get feedback from every viewing.
Ours was by an email report with the viewers comments. If it was an offer or to arrange a second viewing they would call us but just general feedback it was by email.
A viewing on saturday.... agent will call them today, might not get hold of them so will leave a message to return the call.... I would expect if you dont get feedback today then tomorrow.

You should get feedback on every viewing, but the person viewing is under no obligation to provide any, I've had a number of views who the estate agent has chased for feedback and they viewer has never provided any feedback to the estate agent.0

I viewed quite a lot of properties earlier in the year and I was only asked for feedback by the agent for one of them, although I was shown around most of the properties by the owners themselves so maybe they felt they already knew how it had gone.
On the one occasion I was shown around by an estate agent they didn't ask for feedback at all. I think it depends on how good your agent is really.
As for the photos, a lot of people post on here wondering why their house hasn't sold and asking for feedback, and one of the reasons is often because they are very poorly photographed. If your house will be difficult to photograph anyway it might be worth going for the professional option.0 -

If you don't say anything, you almost certainly won't own the photos.
If you say in advance that you will only pay for the photos if you subsequently own them, the EA (and photographer) may or may not agree.
Or you can instruct your own professional photographer to take photos, with an agreement that you will own the photos, and then you can give the EA permission to use them to market your property.0 -
Thanks everyone. Just got the feedback. They loved the property, thought it was beautifully decorated but it was the first property they viewed and wanted to look at some more for comparison which is fair enough. They also weren't keen on parking but they are from.out of area and the parking is like this in the whole town unless u pay the premium for a very rare drive!
Just paid for the photos I asked if we could keep them.and they said we could discuss it after 8 weeks in the unlikely event they hadn't sold At least their confident!0
