Selling without an agent

Hi everyone just after some advice.
We were preparing our home for sale but before finding an agent a family friend made us an offer, although this is great news we are my sure what we need to do before approaching a solicitor. We should already have an ecp as the house is only nine years old but can't locate it online??? Not sure what other checks we need other than a gas safety certificate.
Any advice would be great.

EPC you do need, Gas certificate for install only.
No need for a agent, just both get a solicitor and tell them what is happening they will do the rest.0 -

You don't need a gas certificate, though ideally you should have installation certificates/Building regulations certificates for all new installations (boiler, windows, consumer unit, roof etc)
EA does nothing really except 'liaise' - ie add an additional link for mis-communication and delay.
Just select and instruct a conveyancer, unless ou plan to DIY the conveyancing0 -

If other similar property in the street have recently sold, then that gives a good indication,around here some EA's will over price to get the signature, some will promise a quick sale by under value ing.
That said around here a large minority of new build properties appear to be worth less than the last sale price in the last 7 years.0 -
We had two valuations and they came in around the same mark, we agreed about 5% below this.
We haven't added anything to the house so don't think we will need any installation certificates.
It's an odd situation new house on old street, because the builder was doing a bigger development he sold to us at the lower estimate not the higher so it was worth a little more anyway. I've checked the epc register and can't find it but will get a new one if needed.
I'm not sure what paperwork we were given when it was built.0
