Extension planning permission

Hello all
We are looking into building an extension to our bungalow and i'm currently doing some preliminary research. I just been browsing the planning portal website and noticed that planning permission is not needed for rear extensions to detached properties where the extension is under 8m from the original rear wall of the property (subject to neighbour consultation scheme if between 4-8m).

My question is, there is no guidance as to the maximum length of the extension, does this mean we can extend the full length if we wanted to? Our current plan would be for an extension that extends 4m from rear wall of original property, and goes 9m along the back of the bungalow (which is 15m in total). This would leave 9m from the back of the extension to the rear boundary and 6.5 and 7m to each side boundary.

    Yes you can extend the full width of the house, but there are also other basic rules like: The total floor space of all extensions and sheds/garages that weren't part of the original house can't take up more floor space than 50% of the original house and can't take up more than 50% of the original garden.
    If you want anything more than that you need planning permission.

    It sounds do-able, so long as garden size meets the criteria, but as it's a bungalow, your problem may be in the cost of avoiding the ubiquitous flat roof.

    A builder in my village put a huge, full length extension on his bungalow, but he's had no luck in selling it, despite a good reduction in price over the last 9 months. Even for him, it seems, the cost of creating a pitched roof was considered too great at the time.
  • Thanks for the replies. We aren't in conservation area and the total floor space of original bungalow is about 76m sq, and we're looking at an extension of 36 m sq. Must say though that it doesn't mention the 50% of original footprint clause on the planning portal website. I was aware of the garden bit and also that a side extension cannot be more than 50% of length of original building, but can't find anything relating to orginal footprint of the building.

    It will be a kitchen/diner extension and our thoughts at the mo are to have a roof lantern.

    I'm not sure the 50% of total volume still applies, but either way your 36 sq m is less than 50% of 76 sq m.
