Info on perodic tenancy

After reading lots of not good things about S21 notices, I thought I would check through my paperwork and it appears that I haven't been given one of these which is good?

As the six month tenancy is up on 4th November I thought I would give the agency a ring to see if they were planning on renewing the lease as I will be starting a new job in Sept and wanted to put my daughter in a nursery around the corner from where we live, hence reason for wanting to know in advance before comitting to the nursery. Anyway, she said that after the initial six months the tenancy goes to periodic and stays that way until either us or the landlady gives notice. Therefore no more tenancy agreements to sign.

Not come across this before as my last tenancy in cheshire only went periodic after 2 1/2 years of signing new leases.

Is this good or bad?? Sorry, not sure as need the stability which signing new tenancies gave me. :confused:

    If you're unhappy with being on a periodic tenancy, go direct to your landlord (address should be on the tenancy agreement) & explain your concerns, ask them for a one year+ tenancy agreement. Assuming you have been a good tenant & have always paid your rent, I'm sure they will be happy to oblige.

    Periodic Tenancy is standard procedure after an AST reaches conclusion. You can ask for another AST, but LL may prefer flexibility of periodic as it means they're not tied to a specific length of term.
    Either way, as things stand the LL is only obliged to give you 2 months notice, so there is still time for them to issue S21 if they want you to move out at/after the end of the initial term.
    If an agency is managing the property the LL is unlikely to appreciate your contacting them direct, so get the agent to negotiate with LL on your behalf - that's what they are paid for after all!
