seller delaying completion after exchange

I have just received an email from my solicitors telling me the sellers are not going to complete on the agreed date. They previously asked for a delay, to which i replied no due to booked holidays from work, tradesmen etc.
My solicitors have told me we have to wait until breach of contract before serving a notice to complete, but what else can I do?
Should I expect compensation or just can i only claim costs incurred?

    You will be able to claim costs incurred. If there are others in the chain they will be liable for their costs also.

    Do they say they will complete, up on a different date? Or not at all?
  • They originally asked for a 7 day extension as they couldn't move to their new place until then, I can only presume they still intend to complete but on their new timetable
    My "problem" is I am currently staying with family and my possessions are already in a storage unit soI'm not incurring monetary costs but the delays are causing a lot of stress all round.

    Hopefully, they now go back to their solicitors, who tell them to move out or incur costs.

    Make clear via your solicitor that

    * you'll pass on the extra week's storage costs
    * your family will be kicking you out (they have house guests arriving) so you'll have to move to a hotel
    * as you won't be able to cook, you'll be passing on hotel restaurant costs
    * any tradesmen who charge you for cancelling last minute?
