rentcharges surprised and confused!

We are approaching exchange and scared this might throw a spanner in the works!

We have received some queries from our buyers (all standard stuff and easy to answer apart from one item).

Our solicitors have flagged the items they needed us to respond to - among those not highlighted for us to answer was one asking to confirm with the housing association (house is freehold and we own outright but it is ex housing association / shared ownership) that rentcharges were up to date.

We didn't realise that rentcharges were payable or even that such a thing existed - and on checking the transfer from HA to previous owners (included with the query), it appears that a rentcharge of £1 is payable annually to the HA.

We have never been asked to pay this by the HA, will this cause any issues with our sale? Can we pay them our £9 now and get proof of payment??

Have sent an email asking the question even though they had not flagged as a question for us to respond to...

Never straight forward is it!!

    Thanks - I'd seen that page and that you can buy it out etc. and now know what they are (after a mildly frantic google).

    My worry is that not having paid it could cause us an issue but I guess this is one for the solicitors to answer how best to resolve if at all...

    Who knows maybe someone in the street pays the lot for all and we're worrying about nothing, although I expect we would know about it as there are only 8 houses and it's fairly close knit... One or two are still shared ownership I believe.

    I also wonder why this was never flagged to us at purchase :mad:
