I just need to let off some steam! Twice in the last week someone (the same person) has made arrangements via the EA to view my property, which is currently empty. Twice this same person hasn't showed up! I'm annoyed as if I have wasted time sitting in an empty property, I think it's bl***y bad manners! Sorry I just needed a rant

I've told the EA if he asks to view again they can do the viewing, I'm not wasting my time again!0

When you try to sell a house, suddenly you find yourself "on the other side" and have to deal with potential customers.
That is when you realise how many 'consumers' treat traders and businesses...0 -
The EA should be doing the viewings and having the inconvenience, not you. That's what you pay them for!0

Once is annoying for the seller but understandable, and there's nothing you could do if you couldn't get in touch, but this person has made the same mistake twice!

The EA told me it 'crossed wires.' I'm going to ask the EA to do all viewing from now on, a few people have mentioned that that should be the case. Once was mildly annoying, I understand people get caught up and things happen but twice is rude!0

It suited us to do most viewings ourselves as we were in the house anyway. If it was an empty property I'd definitely be expecting the EA to do it.

We had this happen to us twice (different people) when we were trying to rent a property out.
Sat there in an empty property 10 mins before the appointment.
Time of viewing comes and goes and you think they may be held up in traffic.
Twenty mins later you try to ring them with no answer.
Half an hour later you realise you have a no show.
Just rude!!Make £10 a Day Feb .....£75.... March... £65......April...£90.....May £20.....June £35.......July £600 -

Take them round (there may be more than one who will conduct viewings) and refine their sales patter with them. More than once if necessary. Mine took notes!
If one of them is good, ask for that one to conduct the viewings.
You need to know they'll say the right things about each room, highlight the good stuff, set the scene to reel the buyer in and suggest possibilities tailored to the buyer.
