    Yes it can be done, I have just done it. I bought 'our' house for me and my husband with a sole mortgage in my name, he supplied the majority of the deposit and lives in the house. I'm not sure why but my lender (Halifax) does not class him as my dependant and he has basically just been ignored by them throughout the process, he prepared a 'gifted deposit' letter but they didn't want to see it and my solicitor also had no issue with any of this. Our situation was even more complicated because I did help to buy and my husband owned another property at the time with somebody else (this has since sold) but nobody was bothered by this either.

    Difference here is that my credit report (and my husband's) is excellent but I'm not sure if that would make a difference.

    Get a good broker though, mine was brilliant. You will be restricted to specific lenders and it's not worth wasting your time going it alone. They don't need to be local, mine is but I never met her and everything was done via phone/email.

    Thankyou Glasgowgirl80....that is reassuring. The worry has always been about my CR to be fair. Look like I need to find a broker who does it iver the dog and bone. Any offers?? Lol
