planning permission, any chance bearign in mind house has had a two storey extension

as per header, currently looking at a house that has had a two storey extension to the rear done already, i would possibly be looking to have a further single storey extension to the rear of the property sometime in the future.

I don;t know the full rules on this but understand that generally if an extension has been done in the past any future work is not granted. if thats the case where would be the best place to find out, just phone the planning dept up and ask if it would be allowed or would proper plans have to be submitted beforehand.

also if they definately said no, would a conservatory be allowed?

    years back we were told that if a conservitory was under 17% of the building area you didnt need planning permission, dont know if this is true for the local area or still in force etc.

    i would speak to the local planners but if you seriously need to extend the place it may be better to buy somewhere that hasnt but the neighbors have.

    I would assume what epz means is Permitted Development, which usually means conservatories don't need planning permission. I think if you have had an extension which required planning, your permitted development fizzles away??

    As for no chance of planning permission if you've already had an extension I doubt this is true. The house we are buying had an extension way back, then another 2 story extension done, along with conservatory and front porch (quite alot of % actually) and it was approved. Now I doubt we'd get permission for more! lol. but thats more to do with the garden thats left.

    You can always have a friendly chat to the planning dept they will advise you immediately if its a non starter. Obviously you won't be able to rely on what they say as concrete later, but its still helpful.

    thanks for both replies, the problem with the house is that we wouldnt be able to afford it at the moment but we would like to add on a dinning room to the existing kitchen etc. the garden on this house is quite large - 140ft!!! so we would have plenty spare if they did give us the go ahead. I think I'll ring the planning office today and just see what they say then. at the end of the day is the extension cant be granted we could still have a conservatory and be happy.
